The client wanted to utilise an old shipyard building that had become derelict. The original building was used to repair old boats and the original crane has been retained as a feature within the double height entrance foyer.

The existing structure was refurbished and over clad; a first floor was inserted to provide 26,000 ft2 of open plan office space over two levels.

Technical difficulties had to be overcome in relation to irregularities in the existing steelwork and ground floor construction.

The building has raised access floors to enable state of the art technology based businesses to operate in this prominent site overlooking Belfast Lough.
